Project Description
Another example of the vision and confidence this firm exemplifies is the 200,000 square foot development in North Haven, Connecticut. The project, brought to us by a previous relationship, had environmental issues that eight other developers would or could not contend with. Our ability to work through those issues and receive approvals from the EPA, DEP, Coastal Area Management, State Traffic Commission and the Town of North Haven was a process many just do not have the stomach for. The project broke ground in June of 2008 and is anchored by Best Buy, PetCo, Babies R Us, Toys R us, ULTA, Olive Garden, Red Lobster, AT&T and many others.
Special CircumstancesThe North Haven Commons development is a very unique project for several reasons. The most obvious of those reasons of the fact it is located on the opposite side of the Country from any project we hade done to date and slightly smaller (23 acres) than our most recent projects. The property had many users over the years, not the least of which included treating railroad ties with creosote, the dumping of tires and contamination of the property with PCB’s. The third and final special circumstance presented by this project is the fact that it abuts protected wetlands adjacent to the Quinnipiac River. Although the River makes for a beautiful backdrop for this development, the care and precautions we needed to take along with the approvals from the appropriate governing bodies were fairly intensive. Numerous meetings with local environmental groups and a State Assemblywoman concerned with the environmental impacts of the site turned out to be an excellent opportunity for us to show how we were going to actually improve the site and surrounding natural beauty by cleaning up the contamination and adding other site amenities. In the end, we had tremendous support from these groups with the addition of viewing platforms, walking trails and additional trees proved to be a real benefit to the community.
